RO is honored to announce that our project, 1401 Philomena
at Mueller, has been recognized with the prestigious ABC National Excellence in
Construction Eagle Award. This recognition is a testament to the dedication,
innovation, and collaborative spirit of our project team.
Nestled in the vibrant Mueller neighborhood of Austin,
Texas, 1401 Philomena stands as a beacon of architectural and construction
excellence. As a LEED Gold certified building, it not only symbolizes our
commitment to sustainability but also serves as a benchmark for the future of
architecturally exposed tilt-wall construction.
One of the defining features of this project is the use of
tilt-up panels designed to be exposed on the exterior, incorporating a diverse
range of patterns and architectural elements. With meticulous attention to
detail, our team executed the pouring and lifting of 28 panels, each requiring
precise coordination of rebar, joint locations, window openings, and formliner
patterns. This was a one-shot opportunity, and we ensured that every aspect was
flawlessly executed. The 28 tilt-up panels cover a total wall panel surface
area of 30,200 square feet, with the largest panel spanning 1,400 square feet
and weighing a staggering 187,000 pounds.
With the project situated on a tight urban site, surrounded
by existing structures and narrow streets, coordination and sequencing were
paramount. From the outset, our team conducted extensive pre-planning,
addressing design coordination, logistics, and safety. We developed a
meticulous plan, ensuring every step was executed with precision.
Internal bracing posed a significant challenge, requiring
innovative solutions to ensure structural integrity. Additionally, the
architectural intricacies of the exterior design added layers of complexity,
demanding meticulous craftsmanship and attention to detail.
Throughout the construction process, we embraced Lean
scheduling techniques, holding regular pull-planning sessions and fostering
open communication with our partners. Weekly meetings ensured all stakeholders
were informed and engaged, contributing to the project's success.
Our commitment to excellence extended beyond construction;
we conducted value engineering exercises, resulting in substantial cost
savings. Collaborating closely with STG Architects and the Mueller New
Construction Council, we navigated approvals and streamlined decision-making
processes, ensuring alignment with community standards and expectations.
In the end, 1401 Philomena stands not just as a building but
as a testament to what is possible when creativity, collaboration, and
dedication converge. Winning the ABC National Excellence in Construction Eagle
Award is a testament to the collective effort of our team and reaffirms our
position as leaders in the construction industry. As we celebrate this
