What’s Going On at the Pearl District in San Antonio

The Pearl has been busy. The 22-acre district on the site of the old Pearl Brewery is in the middle of its biggest stretch of growth in years, with a multi-phase expansion underway that will roughly double the district’s footprint over the next several years. Hundreds of new apartments, new hotel rooms, new retail along Avenue A, and a sizable run of new office and restaurant space are all in the works.

A couple of those projects are ours.

Coopers Row North opened earlier this year. Six stories and 75 residences along the banks of the San Antonio River, marking the first westward expansion of the Pearl. A mix of one-, two-, and three-bedroom homes and a handful of penthouses sit above ground-floor commercial space. The first residents are already moved in.

A block over, Perlen House is climbing. The nine-story, all-suite boutique hotel will bring 166 rooms, a pool deck, event space, and a few places to eat and drink to the district when it opens in 2027.

Working at the Pearl means working inside an active district. People are eating, shopping, and walking past every day of the build. That puts a premium on logistics that most jobsites never have to think about, from when concrete trucks roll in to how a crane swings over a Saturday crowd.

Running two projects on the same block, for the same owner, with shared leadership across both, is how we keep that choreography tight.
