In the heart of booming East Austin, Rogers-O’Brien delivered a 99,000 SF first-generation interior fit-out for a leading technology company, blending 66,000 SF of high-end office space with 33,000 SF of advanced lab facilities across three floors. The deeply technical lab scope featured compressed air, liquid nitrogen, DI water, and large-scale mechanical systems, all integrated within an occupied, multi-floor building with minimal downtime. On the office side, modern finishes, collaborative work areas, a fitness center, and a live plant wall create a workplace built for both performance and wellness.

Early design-assist engagement streamlined long-lead procurement and lab customization, which proved essential on a fast-track schedule driven by department relocations and a coordinated Austin Energy service upgrade. Completed on time and on budget, this $15 million project reflects RO’s expertise in sophisticated commercial fit-outs and its commitment to sustainability through the Better Builder program.
