The Villas on Rio property offers amenities unmatched by student housing in Austin, expertly designed by Rhode Partners. When entering the building, the common spaces feel more aligned to a downtown hotel in complete contrast to stereotypes of student apartments. The main entry welcomes you in to an open, airy lounge filled with natural light from the full windows in each direction. the main lobby features a mix of elevated finishes including terrazzo flooring, glass railings, wood soffits, upholstered built-in seating and graphic wallcoverings. Select structural elements were left as exposed concrete in the finished space. This meant that even at the early stages of construction, structural concrete pours were monitored for aesthetic appearance as well as engineered function. The second story mezzanine highlights open seating areas as well as small group and individual rooms, resembling a modern co-working office space. A variety of specialty light fixtures become accents connecting the open, double-height lobby.

The Villas on Rio provides not only a fitness center with exercise equipment and weights, but also houses an indoor basketball court on the main level. The indoor court space has a double height ceiling open to the second level deck. Both the fitness amenities and on-site spa are adjacent to men and women’s locker rooms with restrooms, changing rooms and full showers.

In addition to the rooftop pool, residents have access to an on-site spa. The resort style space features detoxifying steam showers, treatment pools, relaxing nooks, saunas, and meditation rooms. The main room at the treatment pools is accentuated with an elevate barrel ceiling, cove lighting, and a central rain shower.  A feature wall opposite the main entry is faced in large format tile in a book-matched stone pattern installation.

At the 19th level, a clubhouse lounge looks north out full height windows. Opposite the view, wall-mounted TVs hang on an accent-tile feature wall facing the bar. A secondary theater-style space showcases a custom millwork entertainment wall and group lounge seating. Exiting from the clubhouse to the rooftop deck, residents can enjoy fire pits, poolside grills, private cabanas, and lounge-in pool.
