Central Health at Hancock

Central Health at Hancock transforms a 1962 Sears building at Austin’s Hancock Center into a 238,000 SF headquarters and multi-purpose care center, consolidating offices and clinical services into a single destination for dental, pharmacy, primary care, specialty clinics, lab work, and diagnostics. The adaptive-reuse project preserves 90 percent of the original structure to reduce waste and retain embodied carbon, a commitment that comes with real complexity. As virtually no as-builts exist for the original building, the project required extensive field investigation prior to startup. The team handles lead paint and asbestos abatement throughout, and the basement calls for significant excavation, structural reinforcement, and continuous air-quality monitoring. The site sits in a busy shopping center next to an active H-E-B redevelopment and a major I-35 expansion, making access, safety, and sequencing a daily coordination effort.

A phased delivery approach allows early clinic occupancy while construction continues, bringing accessible, lasting care to the people who need it most.
