Austin Regional Clinic South Specialty is a 64,000 SF, two-story medical office building and ambulatory surgery center at 708 W Ben White Boulevard in Austin. The structure replaces an outdated prefabricated metal building across a three-lot site, with the ground floor housing the ASC and four operating rooms and the upper floor holding specialty clinics across cardiology, dermatology, neurology, orthopedics, gastroenterology, ENT, and aesthetic medicine. The Lawrence Group led the design under a GMP contract. The structural system combines steel framing with steel decking and cast-in-place concrete. The exterior brings together brick veneer, concrete unit masonry, and stone masonry veneer with glass handrails and decorative metalwork. Interior features include healthcare-specific metal supports, column covers, solid-surface fabrications, and architectural cabinets. The facility targets Austin Energy Green Building 3-Star certification and includes full building commissioning.
