The Cambridge Medical Office and Garage anchors the first phase of Frisco Station’s 35-acre Health and Wellness District, rising at the corner of the Dallas North Tollway and Warren Parkway, just across from The Star. The project pairs a three-story, 85,800 SF medical office building with an adjoining five-level, 635-space parking garage at 3501 Wellness Way.

Inside, a 13,200 SF multi-specialty ambulatory surgery center and clinic serves anchor tenants Compass Surgical Partners, Orthopedic Institute of North Texas, and Lam Vascular & Associates. Additional services include imaging, lab work, interventional radiology, OB-GYN, and orthopedic spine care, with a gurney-ready elevator and elevated walkways to the garage that streamline access for both staff and patients.

Designed by Perkins & Will, the project extends a long-running relationship with Cambridge Healthcare Properties across the Dallas-Fort Worth medical office portfolio.
