The Bouldin spans four acres at 1301 South Lamar in Austin’s South Lamar neighborhood, combining four stories of office and retail with two below-grade parking levels, private outdoor balconies, and a 57,700 SF Life Time athletic country club on the lower two floors. STG Design and RIOS shaped the mixed-use development to bring workplace, retail, and wellness together on one of South Lamar’s busiest corridors, with floor-to-ceiling glass and outdoor terraces tying tenants to the surrounding neighborhood.

The first floor of the club holds a spacious training and cardio area with strength and cardio machines, premier small and large group training programs, and floor-to-ceiling windows that bring in natural light. The second floor is a co-ed bathhouse with hot tubs, cold plunges, saunas, and steam rooms looking out over West Bouldin Creek and Downtown Austin.
